Design.

In House or Outsourced?

Clear Surveys operates as designer for simple extension and refurbishment designs for a lower fee than a full RIBA architect (Royal Institute of British Architects). We will present a range of sketch designs incorporating different elements of your wants and needs to provide a menu of choices for the project ahead.

For more complex projects, we recommend various RIBA architects who have specialisms in your specific type of project, be that a clever use of space, listed buildings or high sustainability ideals. You can then meet with designers, select one you like and feel understands your needs and suits your budget.

Drawing up the plans

When you have selected your preferred designer, we or they can execute the architectural design. This will likely start with a separate ‘measured survey’ where a specialist surveyor uses measuring equipment and CAD (Computer Aided Design) to draw up accurate digital floor plans and elevations (views of each outside face of the building). These will help your designer ensure the proposed works actually fit your building and comply with planning regulations.

Review & Revision

We then review the designs with you and revise them until you are completely satisfied the design meets your need. At this stage many people will then leap directly into the Planning Stage, but it's worth taking a very quick pit stop at the Budget Stage to ensure the designs will meet your financial expectations for the project.
