What is a Contract Administrator?

A Contract Administrator helps oversee your building project during construction. Ensuring the agreed contract, specifications, and procedures are implemented throughout the build.

Unlike a project manager, their role focuses specifically on administering the building contract and providing professional oversight during the construction process.

Do I need a Contract Administrator?

You may have already read our Contracts page. Just as it’s important to have a written contract with your contractor, it’s equally important to have a professional ensuring the contract is fully abided by throughout the project.

Here’s how we help

These are just some of the responsibilities we will manage for you as your Contract Administrator. We will have a deep understanding of your plans and technical drawings, as well as your contract. Our role is to ensure the project progresses in-line with the agreed contract.

  • We make sure the construction progresses as per the Schedule of Works and Contract. Ensuring everything runs as you expect.
  • The Schedule of Works accounts for every cost that you’ll be invoiced for. If a cost is removed from the project, we take it out of the schedule. Ensuring you won’t be invoiced for it.
  • Any additional costs or variation requests are properly reviewed, discussed, and formally approved before work proceeds. You’ll have no added costs without your prior agreement.
  • If the contractor wishes or needs to make any changes to the plans or specifications, we will review the requests with you. They cannot go ahead without the Contract Administrator signing it off. Keeping you in control of your project.
  • We act as an intermediary between you and your contractor. So, you avoid having any awkward disagreements.
  • We attend the site every week to check on progress and quality of the work. Keeping you updated and reassured that it’s all going to plan.
  • Most building project problems and conflict comes from poor communication and understanding at the planning and quote stage of the project. When we’re involved as your Contract Administrator, our input at the early stages means these later problems are avoided.
  • During any building project, disagreements can still happen. When they do, we provide professional, impartial guidance based on the Contract, Schedule of Works, and circumstances of the project. Applying our experience and knowledge. This helps resolve issues quickly, maintain working relationships, and keep the project moving forward smoothly.
