What Are Building Regulations?

Planning permission focuses on how a project looks and how it affects the surrounding area. Building regulations focus on how it is built.

Building regulations ensure your building project is energy efficient and built to the required standard. They cover areas such as structural safety, insulation, ventilation, drainage, fire protection, electrical work and more.

Building Regulations Approval, via Building Control, is a legal requirement for nearly all types of project. To achieve this, we need to take the architectural design and translate it into a technical design. This will normally involve drawing up a combination of detailed drawings and written details, showing how the building will comply with contemporary regulations.

You May Need A Structural Engineer

If your project has structural elements being altered or installed, we need to appoint a structural engineer. They will provide sketches and calculations to show what the structural elements should be and how they fit together. These details will be drawn together into the Technical Package and provided to Building Control for approval.

Instructing Building Control – Your Options…

You can choose whether to instruct Local Authority Building Control, or Private Building Control (Registered Building Control Approver). These are independent companies or inspectors licensed to carry out building control work. They provide the same regulatory function but operate privately.

Both work to the same building regulations standards. Private inspectors can often offer quicker response times and a more flexible service, but often at a higher cost. We can advise which option may be best for you and your project.

How Long Does It Take?

The good news is that, unlike planning applications, Building Control applications are objective and swift. It typically takes less than 21 days to receive feedback and any recommended adjustments to the technical design.

Next, the Schedule of Works can be drawn up so you can receive detailed, itemised tenders for the project.
